MPK as an investor

MPK's real estate portfolio has a market value of some CHF 4 billion, making MPK one of the leading real estate investors in Switzerland. As a rule, MPK manages its properties itself, with an experienced staff of specialists at offices in Zurich (headquarters), Basel and Lausanne. We place particular emphasis on good construction quality, timely maintenance, and satisfied tenants.


Objectives and investment policy

MPK tends to make direct investments only in economically robust regions of Switzerland, and Swiss real estate comprises 26% of our total investments. Ideally, each property should be worth between CHF 20 million and CHF 40 million, while no property may be valued at less than CHF 10 million, or more than CHF 100 million.

Wüest & Partner AG's municipality rating is used to assess the macroeconomic and microeconomic situation. Only locations in municipalities with a rating between 1 and 2.5 on this scale are selected for investment; locations with ratings over 2.6 are selected only if the microeconomic situation is especially favourable.

In principle, MPK purchases developed or undeveloped land as the sole owner. We will however in exceptional cases buy property as a co-owner, or acquire freehold apartments and permanent building rights.

We use the income value method to value our portfolio for our statutory accounts. This value is in turn subjected to a plausibility check using the discounted cash flow (DCF) method.

As a rule, MPK does not borrow to finance its real estate investments. When we invest in new buildings, we aim for a minimum gross return of 6.0%.
